Prime Host is an international short-let management company operating at the top of the market. Over twelve years we have built and refined a single operating standard across four cities — London, Dubai, Bali and Tbilisi — managing a portfolio of more than 200 prime properties for owners who expect their asset to perform, and to be looked after.
The name is deliberate. Prime Host works exclusively in the prime and upper-tier segment. We have made a considered decision not to operate in the budget or high-churn economy sector, where thin margins make it impossible to sustain the cleaning, presentation and maintenance standards that protect both the guest experience and the long-term condition of an asset. High turnover at a low price point erodes a property over time; we decline it by design.
That discipline extends to how we take on new properties. We assess every prospective listing honestly against what the market will realistically deliver, and we tell an owner from the outset if we do not believe we can achieve the occupancy and returns their property deserves. We would rather decline a listing than accept one we know will underperform — a position that has defined both our reputation and our name.
It is also why our model is built on aligned incentives. We work on a performance-based commission rather than a fixed retainer, so we succeed only when a property does — and every decision we take is measured against the owner’s return, not our fee.

Because our markets are counter-seasonal — London peaks in summer as Dubai quietens, and the reverse in winter — we channel demand across the network throughout the year rather than depending on any single season. It keeps occupancy high, costs controlled, and our guests coming back.
Scale allows us to be both premium and efficient. We procure cleaning products, bedding, linen and toiletries centrally, choosing brands that are hard-wearing and consistent yet genuinely cost-effective, and we apply the same specification to every property we manage. This removes the small inconsistencies that quietly undermine a listing — mismatched towels, varying linen, no single standard — and presents every guest with the same professional, uniform experience.
Proven playbook
Twelve years of operation have produced a proven playbook. We know which interiors, layouts and sleeping arrangements perform for short-let, and we apply that knowledge to furnishing and staging, check-in and check-out, the delivery and collection of linen, and the scheduling of every clean. Each changeover concludes with a documented multi-point cleanliness check, with photographic evidence retained on file.
That evidence matters. When a guest raises a complaint or a platform opens a dispute, we demonstrate — with dated proof — that the property was cleaned and prepared to standard. It is how we resolve disputes in our owners’ favour and protect their income.
