Why a mid-term stay

Everything a rental gives you, without everything a tenancy asks of you

Renting in London the usual way means a twelve-month lease, an employer reference, often a UK guarantor, six to eight weeks of deposit up front, then furniture to buy and five utility accounts to open in your own name — all before you have unpacked.

A mid-term stay with us skips all of it. One monthly price, one agreement, stay a month or six, and hand the keys back when you are done. It is a better fit for anyone whose plans are measured in months rather than years.

All in one place

What comes with the keys

No paperwork pile

What you don’t have to do

There is no guarantor to find and no landlord referencing to pass. There is no six-to-eight-week tenancy deposit, no agency onboarding, and no twelve-month lease tying you to one address. You do not open a single utility account, you are not liable for council tax, and you do not arrange broadband or wait for an engineer.

You do not furnish anything, buy a kettle, or put a bed together. On some stays we ask for a modest refundable damage deposit or a card hold — we tell you the amount before you book, and it is a fraction of what a tenancy would take.

Who stays with us

Made for people whose plans are measured in months

People relocating to London who need somewhere good to live before they know which neighbourhood they want. Consultants and project teams in the city for a defined stretch of work. All of them want the same thing: a real home, ready now, without signing away a year.

Good to know

Questions guests ask

Staying with us

+ How long can I stay?
From one month upwards, and most guests stay somewhere between one and six months. If you need longer we will usually be able to arrange it — just tell us at the start so we can hold the dates.
+ Can I extend or leave earlier?
Extending is usually straightforward, subject to the home still being free, and it is worth asking early because mid-term dates get taken. Leaving early needs 7 days’ notice by email for stays of 28 nights or more — the full terms are in our Refund and Cancellation Policy.
+ Who else will be in the property?
Nobody. You have the whole home to yourself for your stay — these are self-contained apartments, not rooms in a shared flat or a hotel corridor. We only enter to carry out agreed housekeeping or a repair, and we give you notice first.

What’s included

+ Is it really fully furnished and equipped?
Yes. Furniture throughout, bed linen and towels, a kitchen with pans, knives, crockery, glassware and cutlery, plus the everyday things people forget to ask about — iron, hairdryer, vacuum. You can arrive with hand luggage and live normally the same evening.
+ Are the bills and council tax really included?
Yes — electricity, gas, water, council tax and broadband are all inside your monthly price. No accounts are opened in your name, so there is nothing to set up when you arrive and no closing bill after you leave.
+ What about broadband and TV?
Fast broadband is connected and working before you arrive, so you can take a video call on your first morning. Every home has a smart TV with streaming services already signed in — no need to add your own accounts or pay extra for them.
+ How often is the property cleaned?
We clean regularly throughout your stay and change the linen and towels when we do. The schedule depends on the property and the length of your stay, and we confirm it in writing before you move in.

Booking and paying

+ Do I need references or a guarantor?
No. There is no landlord referencing, no employer letter and no UK guarantor. We do verify the identity of the lead guest before we release access details, which is a short check rather than a credit application.
+ Is there a large deposit?
Nothing like the six to eight weeks a tenancy takes. On some stays we ask for a modest refundable damage deposit or place a hold on your card — we always tell you the amount before you book, and we release it after check-out. The detail is in our Refund and Cancellation Policy.
+ How do I pay, and can my company pay?
By card, and yes — we invoice companies directly and can bill monthly for longer stays. Tell us at the enquiry stage if your employer is paying and we will set the booking up that way from the start.
+ Am I signing a tenancy?
No. You are given a licence to occupy the home for your dates, not an assured tenancy, so there is no long lease and no tie-in. Our Terms and Conditions set out exactly what that means.
